It lies approximately five miles north east of Jedburgh and can be approached from the A698 Hawick / Kelso main road or the B6400 Ancrum / Kelso secondary road. The cottage stands in the small village of Nisbet and is ideally located for fishing on the River Teviot in the Scottish Borders.

The Nisbet Old Schoolhouse is let along with fishing rights for the ‘Monteviot Beat’, but can be let without the fishings at a reduced rate.
