Conditions Of Let For Nisbet Old Schoolhouse

1. A deposit in the amount of 25% of the total cost is required to confirm all bookings and is non-refundable in the event of cancellation.
2. In the event of cancellation less than one month prior to the arrival date, the tenant will be responsible for the full cost of accommodation. Cancellations outwith this period will be charged at the discretion of Lothian Estates.  It is the tenant’s responsibility to arrange holiday insurance.
3. An inventory of all furnishings, fittings and equipment provided in the cottage will be checked by an Estate representative at the end of each stay.  Damages or breakages will be paid for by the tenant at their replacement value.
4. The tenant agrees that the subject will be used as a holiday accommodation and for no other purpose whatsoever.  Vacation will be at termination date without prior warning or process of law.
5. The number of people occupying the accommodation must not exceed the number for which beds are stated to be provided for without prior permission.
6. The tenant agrees to leave the premises secure, if left unoccupied during period of let.
7. The tenant agrees that no responsibility is accepted by Lothian Estates for any accident, injury or illness to persons or property whilst on the premises or whilst engaged in any activity there from.
8. Animals must be kept under strict control at all times and must not be allowed on beds or furniture.  Any fouling in or around the area of the house must be disposed off.
9. Entry is after 4.00pm on day of arrival and vacation by 10.00am on day of departure. 
10. Tenants are asked at all times:-
(a) To keep the house and contents clean and tidy 
(b) Not be wasteful of electricity, fuel and water
(c) Not to do wilful damage to property or contents
(d) Not to do wilful damage to river or river banks
(f) To fish in a sportsman like manner
(g) To observe the rules of the countryside e.g.  Gates should be kept closed, avoid walking over crops, take care where livestock are concerned, always put farmers' interests first 
(h) To refrain from lighting fires on riverbanks.
11. Although the six rods will have exclusive use of the beat, the owner reserves the right to introduce one rod at his discretion, a right which has never been exercised without prior discussion.
